Acceptance of these terms
By accessing or using Property Tax Tools (the "Site"), including any calculators, guides, and digital products we sell, you agree to these Terms of Service, our Disclaimer, our Refund Policy, and our Spreadsheet Assumptions. If you do not agree, do not use the Site.
Each spreadsheet product page shows an acknowledgement notice immediately above the buy button that restates the scope of what you are buying. You should read that notice and the linked Terms, Disclaimer, Refund Policy and Spreadsheet Assumptions before completing a purchase.
Scenario modelling, not advice
Everything on this Site — calculators, guides, and paid spreadsheets — is provided for general information purposes only. Our calculators and spreadsheets are educational scenario-modelling tools. They are not tax advice, financial advice, legal advice, lending advice, investment advice, or any other professional advice, and they are not a recommendation to buy, sell, hold, rent, borrow, refinance, invest, claim a deduction, lodge a return, or use any ownership structure.
We are not a registered tax agent, BAS agent, licensed financial adviser, credit provider, mortgage broker or legal practitioner. Using the Site or purchasing a digital product does not create a professional-client relationship. We do not review your inputs or your circumstances, and we do not assess whether the spreadsheet is suitable for you. See the Disclaimer for the full scope of what is and is not offered.
Calculator and spreadsheet limitations
Our calculators and spreadsheets provide estimates based on the inputs you enter and a set of assumptions (including rounding). They may not account for every factor that applies to your circumstances (for example: exemptions, concessions, offsets, surcharges, timing rules, foreign-owner rules, entity structures, or lending conditions).
Rates, thresholds and rules can change. You should verify outputs against official sources (such as the ATO or state revenue offices) and seek advice from a registered tax agent or other licensed professional before acting on any output. A list of situations the spreadsheet is not suitable for is set out in the Disclaimer and in the Spreadsheet Assumptions.
Paid products and digital delivery
We sell digital products (for example, Google Sheets spreadsheets) via Payhip. After purchase, delivery is digital (such as a link to make a copy of a Google Sheet). You are responsible for ensuring you can access the product, including having the required software and accounts (for example, a free Google account) and an internet connection.
Pricing and changes
Prices are shown in AUD unless stated otherwise and may change at any time. The price you pay is the price displayed at the time you complete your purchase.
We may update, modify, or discontinue calculators, content and products from time to time (including to reflect changes in law, rates or best practice).
Consumer guarantees and refunds
Our goods and services come with guarantees that cannot be excluded under the Australian Consumer Law. You are entitled to a replacement or refund for a major failure and to compensation for any other reasonably foreseeable loss or damage. You are also entitled to have the goods repaired or replaced if the goods fail to be of acceptable quality and the failure does not amount to a major failure.

Intellectual property and licence
The Site content, calculators, and digital products (including spreadsheets, templates, text, and design) are owned by us or licensed to us, and are protected by intellectual property laws.
When you purchase a spreadsheet, we grant you a non-exclusive, non-transferable licence to use it for your own personal use or internal business use. You must not resell, redistribute, share, publish, or make the spreadsheet available to others (including posting it publicly), except where required by law.
Acceptable use
You agree not to:
- use the Site in a way that breaks any law or infringes anyone's rights
- attempt to interfere with the Site's security or operation (including probing, scanning, or testing vulnerabilities)
- scrape, harvest, or automate access to the Site in a way that is unreasonable or disruptive
- use the Site to transmit malware or harmful code
- misrepresent your identity or attempt to bypass access controls
Limitation of liability
Nothing in these terms excludes, restricts or modifies any consumer guarantee, right or remedy under the Australian Consumer Law or any other law that cannot lawfully be excluded, restricted or modified. This clause applies subject to those non-excludable rights.
To the maximum extent permitted by law, and subject to the preceding paragraph, we are not liable for investment losses, lost profits, lost opportunities, tax penalties or interest, financing decisions, property transaction losses, or any other indirect or consequential loss or damage arising from your use of, or reliance on, the Site, calculators, guides, or spreadsheets.
Where our liability cannot be excluded, and to the extent the law allows us to limit our liability, our aggregate liability to you in connection with a paid spreadsheet is limited (at our option) to supplying the spreadsheet again, the repair or replacement of the spreadsheet, or a refund of the amount you paid for it.
Third-party services
We use third-party services to operate the Site and deliver products, including Payhip (payments and digital delivery), Resend (email), and Vercel (hosting). Your use of those services may be subject to their own terms and privacy policies. Purchases complete on Payhip and are governed by Payhip's terms at the point of payment.
Governing law
These terms are governed by the laws of Western Australia and the Commonwealth of Australia. You submit to the non-exclusive jurisdiction of the courts of Western Australia.
Changes to these terms
We may update these terms from time to time. When we make a material change we publish the new version with an updated "Last updated" date and preserve the prior version under /legal-archive/ so that buyers can see the terms that were in effect at the time of their purchase.
