We do not confirm whether a particular deduction, exemption, concession, structure or tax treatment applies to you. We do not advise whether you should buy, sell, hold, rent, borrow, refinance, invest, or use any structure (SMSF, trust, company, partnership).

Use of a self-managed superannuation fund (SMSF) to invest in property is a regulated activity. The spreadsheet does not assess whether an SMSF is right for you and is not a recommendation to use one. Speak with a licensed financial adviser before making any decision involving superannuation.

We do not review your circumstances

We do not review your inputs, verify your assumptions, assess your circumstances, or determine whether the spreadsheet or any calculator is suitable for you. The spreadsheet does not know your full tax, financial, legal, borrowing or personal circumstances.

Not suitable for

Our spreadsheets and calculators may not be suitable if you need advice or modelling for:

  • SMSF property acquisition or limited recourse borrowing arrangements
  • Trust, company, partnership or other non-individual ownership structures
  • Foreign residents, temporary residents, or foreign-owner surcharges not modelled
  • Property subdividing, development, or construction activity
  • Mixed-use property (part residence, part income-producing)
  • Airbnb / short-stay accommodation, especially GST and input-taxed supply issues
  • Property flipping, trading stock or profit-making-scheme treatment
  • Family-law settlements, deceased estates, or related-party transfers
  • Requests for a private ruling, objection, or lodgement position

In these situations, seek advice from a registered tax agent, accountant or lawyer.

Accuracy and currency

We use published ATO and state or territory revenue office rates where applicable and note the financial year and version used on each calculator page and on the Getting Started tab of each spreadsheet. We make reasonable efforts to keep rates, thresholds and formulas up to date, but we do not guarantee that information is complete, accurate or current.

The spreadsheet does not cover every exemption, surcharge, ownership structure, timing rule, private-use adjustment, foreign-owner rule, entity structure, lending condition or individual tax circumstance. Tax rules and rates change, including through budget announcements, legislative amendments and updated ATO guidance. Outputs are estimates only.

Limitations of calculators

Our calculators provide estimates based on the information you enter and certain assumptions. They may not account for all factors that apply to your specific situation, including but not limited to:

  • HELP/HECS-HELP repayment obligations
  • Medicare Levy Surcharge
  • Private health insurance rebate adjustments
  • Foreign income and tax offsets
  • Trust distributions and company tax structures
  • State-specific exemptions and concessions
  • Part-year ownership or partial private use of property
